Along with the Pradhan Mantri Awas Yojana Scheme that aims to provide ‘housing for all by 2022’, Indira Awas Yojana (IAY) has been restructured and launched as Pradhan Mantri Awas Yojana - Gramin on 1st April, 2016.

What is PMAYG?

Pradhan Mantri Awas Yojana - Gramin was launched to address the housing gaps existing in the rural areas. PMAYG aims to provide pucca houses with basic facilities along with a hygienic kitchen to those living in kutcha houses. The houses built under the PMAYG scheme, are low-cost and disaster-resilient. The minimum size of the houses built under the PMAYG scheme has been increased from 20 sq.mt to 25 sq.mt. The current unit assistance in plain areas is ₹ 1.20 Lakh and in hilly areas is ₹ 1.30 Lakh. The cost of assistance is shared by the Central and State governments at a ratio of 90:10 in the hilly areas and 60:40 in the plain areas.

Pradhan Mantri Awas Yojana Gramin Subsidy Scheme

With the Pradhan Mantri Awas Yojana Gramin Scheme, you can get a subsidy on the interest rates for house loans.

  • Under the PMAYG scheme, beneficiaries can get a loan of up to ₹ 70,000 from banks or other financial entities.
  • Beneficiaries can avail a home loan subsidy of 3% on the interest rate under the PMAYG scheme on a maximum loan amount of ₹ 2 Lakh.
  • The maximum subsidy amount that can be obtained is ₹ 38,359 for the payable EMI.
  • Beneficiaries can apply for a loan exceeding ₹ 2 Lakh. However, the subsidy on interest rates will apply to ₹ 2 Lakh only.
  • The tenure for loans taken under the PMAYG can go up to 20 years.

Features under PM Awas Yojana Rural Scheme

Beneficiaries under the PMAY- Gramin Scheme enjoy the following features.

  • To find the deserving beneficiaries, the selection is made using the parameters of the Socio-Economic and Caste Census instead of the BPL list.
  • The unit assistance under this scheme is shared by the State and Central Government in the plain and hilly areas.
  • Union Territories, including the UT of Ladakh, receive complete financial assistance from the central. However, Union Territory of Jammu and Kashmir gets shared financial assistance at a ratio of 90:10 from the Central and State Government.
  • For the construction of toilets, the beneficiaries of PMAYG receive financial assistance of up to ₹ 12,000 from the Swachh Bharat Mission - Gramin.
  • Beneficiaries receive payments under the Pradhan Mantri Awas Yojana - Gramin Scheme directly to their post office or bank accounts that are linked to Aadhar.

PMAY G Eligibility Requirements

The following are eligible for the PMAY G scheme. It includes the deprivation scores and different priority lists.

  • Houseless families or families living in kutcha houses with zero, one or two rooms.
  • Households without any male adult aged between 19 to 59 years.
  • Households without a literate adult with a minimum age of 25 years.
  • Households with a disabled member.
  • Households without any bodily-abled member.
  • Households not owning land and earning from casual labour.
  • Families belonging to Scheduled Caste, Scheduled Tribe and other Minority categories.
  • Families that do not own any motorized vehicle, agriculture equipment or fishing boat.
  • Individuals with a Kisan Credit Card with a limit of ₹ 50,000 or more.
  • Households without a government employee or individuals earning ₹ 10,000 or more.
  • Individuals who do not pay any professional tax, including income tax

How to Apply for Pradhan Mantri Awas Yojana - Gramin?

Individuals can contact their respective ward or Gram Panchayat. The applicants are required to fill up a PMAY application form. The application form, along with other details, can be obtained from the Gram Panchayat. Applicants can take help from a third party. In order to do so, the respective third party will require a consent document from the applicant, allowing the use of the Aadhaar number of the applicant.

The beneficiaries are selected from the list prepared by the Gram Sabha. The registration process for the PMAYG includes four sections, which are:

  • Providing personal details
  • Providing bank account details
  • Providing convergence details
  • Providing details from the concerned office.

Documents Required for PMAY - G

Along with the duly filled application form of Pradhan Mantri Awas Yojana Scheme, the following documents are required from PMAYG.

  • Aadhaar Card
  • Bank account details of the applicant
  • Document of consent allowing the use of Aadhaar on behalf of the applicant
  • Salary Certificate and proof of income
  • MGNREGA-registered beneficiary job card number
  • Swachh Bharat Mission number of the applicant
  • Ethnic Group Certificate
  • NOC from a housing society
  • An affidavit stating the applicant or any of the family members owns a pucca house.

Salient Features of Pradhan Mantri Awas Yojana – Gramin Scheme

The salient features of Pradhan Mantri Awas Yojana - Gramin Schemes are mentioned below.

  • Minimum Area: The minimum area for houses under the PMAYG scheme earlier was 20 sq.mt; however, it has been increased to 25 sq.mt. This area includes basic amenities along with a hygienic kitchen.
  • Unit assistance: The unit assistance has been raised to ₹ 1.20 Lakh from the previous assistance of ₹ 70,000 in plain areas. For hilly areas, the amount has been increased from ₹ 75,000 to ₹ 1.30 Lakh. The unit assistance is to be shared by the Central Government and State Government in plain areas at a ratio of 60:40 and at a ratio of 90:10 in hilly areas.
  • Loan facility: Beneficiaries under the PMAYG scheme can avail a loan of up to ₹ 70,000 under the PMAY scheme. Individuals can also avail subsidized interest rates as mentioned in the Pradhan Mantri Awas Yojana Gramin Subsidy Scheme 2020 section.
  • Construction: The construction of the houses under the PMAYG scheme is done keeping socio-economic and geo-climatic factors in mind. Local materials are used in the construction.
  • Linked with other Government-backed schemes: To provide the basic facilities as committed by the Government, the Pradhan Mantri Awas Yojana - Gramin has been linked with other Government-backed social welfare schemes, such as Swachh Bharat Abhiyan, Ujjwala Yojana and Saubhayaga Yojana.

How to check PMAYG List 2020?

The PMAY Gramin List is published each year on the official website of Pradhan Mantri Awas Yojana - Gramin. One can check the PMAY - G in two methods. Before, elaborating the two methods, here are a few common steps for both methods.

  • Visit the official website of Pradhan Mantri Awas Yojana (Gramin).
  • On the menu bar, click on ‘Stakeholders’.
  • Once clicked on said option, a drop-down menu appears.
  • Select the ‘IAY/PMAYG Beneficiary’ option. It will lead to a new page

After following the above mentioned steps, you can complete the process in any of the two methods mentioned below.

Using registration number

  • On the new page, enter the registration number.
  • Click on ‘Submit’ to access the list.

Without Using registration number

  • Click on the ‘Advanced Search’ option to proceed without entering the registration number.
  • Once clicked on the said option, a new page appears. Select or enter the following details as the page requires.

Is Pradhan Mantri Yojana Gramin available to existing home loan borrowers?

Existing home loan borrowers, who are eligible for the Pradhan Mantri Awas Yojana, but have not availed the subsidy, can submit a request at their respective banks. The bank will review the request and send it to the National Housing Bank (NHB). NHB will disburse the subsidy amount that will be credited to the applicant via the respective bank.
